Hailing from a small town in Germany, Jack Bosch had a fairly typical childhood. As his income from property investment grew, Jack become more involved and was able to leave his other job and spend money traveling the world to visit relatives. Because he’s not tied down to a regular nine to five position, he and his wife have the freedom to spend months traveling while still making money.

According to Jack, there are four key advantages to investing in tax delinquent properties. First of all, there are many ways that investors can buy a great property for very little months and months before the tax lien or tax deed sales. Second, these tax liens and tax deeds are enforced by the government, ensuring a safe, legitimate sale for the investor. Third, buying tax delinquent property is almost risk free. It’s pretty much a guarantee that you’ll make a profit. And lastly, anyone can be an investor. You don’t need to be very knowledgeable in real estate and you don’t have to have a lot of money saved. When Jack first began investing, he knew nothing about the market and only had a couple thousand dollars.

Buying and flipping homes is a very popular trend on the real estate market, but investing in tax delinquent properties is just more profitable. Rather than spend thousands of dollars renovating a home, you can invest and then sell properties very quickly to make a profit. People who flip homes can find themselves in debt if more repairs need to be made than they originally thought. When Jack bought a property for $323, he didn’t need to spend money on repairs and was able to sell it in three days for $35,000. In a matter of three short months, he bought 21 properties for around $3,000 and sold them all for $150,000. He did this all without having to repair or sink any money in to a damaged home.
